Current Owner Search

A search of the land records that is performed from the execution date of the current deed of record for the subject property forward, complete information from the deed, including the legal description as recorded along with information regarding open mortgages/deeds of trust, judgments, federal tax liens, pending suits, real estate taxes (online only), UCC’s encumbering the subject real estate, out sales, and any other matters affecting the subject real estate.

Municipal Lien Search

A search for unrecorded violations and amounts owed. The MLS review and report includes information on taxes, code enforcement, permitting, and municipality owned utilities. While the traditional title search looks for the items that have a recorded lien, the MLS report provides information on the items that may not have been recorded yet and that could become problematic if not resolved before the transfer of a property.

Pre-Listing Package

Includes a Current Deed-Forward Property Information Report (PIR) and a Municipal Lien Search. This report provides real estate professionals and owners/sellers information to facilitate a smooth real estate transaction and protect against fraud. Know BEFORE you list.

Property Information Report

A search of the land records that is performed for 20 years of record (or time requested by customer if different) for the subject property forward and report includes complete information from the deed including the legal description as recorded along with complete information on the Grantee regarding open mortgages/deeds of trust judgments federal tax liens pending suits real estate taxes (online only), UCC’s encumbering the subject real estate, any out sales and any other matters affecting the subject real estate. DOES NOT INCLUDE restrictions and easements.

Tax Deed Search

Report in accordance with Section 197.522, Florida Statutes prepared in accordance with the instructions given by the user that includes a listing of the owner(s) of record of the land described herein together with current and delinquent ad valorem tax information and a listing and copies of all open or unsatisfied leases, mortgages, judgments and encumbrances recorded in the Official Record Books of the Florida County, Florida that encumber the title to said land as listed on the tax rolls.

Commercial Title Search

A full search is performed for the prescribed number of years dictated by custom and practices, as assigned, and the chain of titles including the current deed of title for all subject property is reported, along with all matters affecting the subject property. This report will include copies of all deeds in the chain of Title and notes of title along with any pertinent document copies (charges as passed through). A search for covenants, easements and restrictions, affecting the property, may be limited to the deeds, which were researched within report and/or any field subdivision or plat map specific to the subject property. No zoning or commercial due diligence will be performed. Includes copies of BII exceptions. Report can be typed in Commitment form in underwriter’s software.

Residential Title Search
